Nick Vandekar of Long and Foster Real Estate in Devon has teamed up with several other businesses and Easttown Library in Berwyn as part of their summer Reading Program. As a partner with the library we have purchased one of twenty two bee hives through Heifer International which will be donated to families in developing countries. The goal of the reading program over the summer is for readers to read 14,000 books and support this philanthropic component of the program by earning the beehives. As part of a green initiative  to save paper, record keeping is being done on line using Book Post to record the books that have been read, youth and adults can take part in the program and readers from infants through 11 may obtain a t-shirt when they record their first book.

I liked this program as my own kids always took part and the idea of providing a home for bees an important part of any rural community in the pollination and growth of crops and fruit appealed to me at once.

The new credit is an $8,000 refundable tax credit, assuming the house is priced higher then $80,000 which in the Tredyffrin, Easttown, Radnor and townships near here is pretty assured. Refundable means that if your tax liability is less than $8,000 the IRS will send you a check for the difference.

It is an improvement on the credit from last year which was only $7500 and was repayable over fifteen years. Many saw this as an additional debt rather than as a benefit. This new credit is not repayable UNLESS you sell the home within three years, this is to prevent flipping of homes to make a profit.

The credit is available if you are a first time home buyer, which is defined as anyone who has not owned a home for three years prior to the date of purchase. Married taxpayers who file jointly must both be first time buyers as defined above to claim the tax credit on a joint return. If one of you has owned a home consult your tax preparer about filing separately. If your joint income is above $170,000 or your single income is above $95000 the credit does phase out , you cannot get the credit in certain circumstances:

  • If you buy a home from a close relative, such as a child, grandchild a grandparent , parent or a spouse.
  • If you are anon-resident alien.
  • The home is not in America.
  • You stop using the home as your main home.
  • If the home is a vacation home or rental property.
  • You sell the home within three years.

If you buy new construction the purchase date is the date you occupy the home, so your move in date must be before December 1st 2009. So if you need help finding a home contact us.
